1. What is a sewerage system?
A sewerage system is a regulated setup that collects, treats, and disperses domestic wastewater. It includes components like septic tanks, treatment units, pumps, and dispersal fields. It does not include holding tanks or outhouses—those are regulated separately under BC law.2. Do I need a permit to install a septic system?
Not exactly. In BC, you don’t apply for a traditional permit. Instead, your system must be designed and installed by a Registered Onsite Wastewater Practitioner (ROWP) or Professional Engineer, who files a Record of Sewerage System (RSS) with the local health authority before construction begins.3. What types of systems are allowed under SPM V3?
SPM V3 defines three system types based on treatment level:Type 1: Basic septic tank and gravity-fed dispersal field
Type 2: Secondary treatment (e.g., media filters or aeration units)
Type 3: Advanced treatment with disinfection and performance monitoring
We design systems based on your site’s conditions and environmental sensitivity.4. How do I know which system is right for my property?
We start with a site-specific assessment that considers:Soil type and permeability
Lot size, slope, and vegetation
Distance to wells, water bodies, and property lines
Daily flow based on occupancy and usage
From there, we tailor a solution that meets both regulatory standards and long-term performance goals.5. Can I install my own system?
No. Under BC’s Sewerage System Regulation, only certified professionals—ROWPs or Engineers—can design and install systems. DIY installations are not permitted and may result in enforcement action or system failure.6. What is a dispersal field?
It’s the part of your system where treated effluent is released into the ground. The field must be carefully designed to match your soil’s ability to absorb and treat wastewater. SPM V3 outlines strict sizing, setback, and loading requirements to protect health and the environment.7. How long does a septic system last?
A well-designed and properly maintained system can last 30 years or more. Concrete tanks, quality components, and regular servicing are key to long-term performance.8. What maintenance is required?
Routine maintenance includes:Pumping the septic tank every 3–5 years
Cleaning effluent filters
Monitoring pumps and alarms
Avoiding disposal of grease, chemicals, and non-biodegradable items
Keeping vehicles and heavy equipment off the dispersal area
We offer maintenance plans to keep your system running smoothly and in compliance.9. What are signs of system failure?
Watch for:Sewage backing up into your home
Wet or spongy ground near the dispersal area
Strong odours
Alarm activation (if equipped)
If you notice any of these, contact us immediately. We’ll assess the issue and provide a compliant repair plan.10. Where can I learn more about BC regulations?
Visit the BC Government’s Onsite Sewage Systems page or consult the SPM V3 manual for technical standards and guidance.
